Residing on the Mediterranean seashore means enjoying a lifestyle characterized by warm weather, abundant sunshine, easy access to beautiful beaches, a strong emphasis on outdoor living, fresh seafood, close social connections, and a relaxed pace of life, often with vibrant coastal towns and villages offering rich history and culture; essentially, a laid-back, sunny existence with a focus on community and quality time spent outdoors by the sea.

ANTONIO GARCIA-RUIZ
Antonio García-Ruiz is an architectural firm of reference in Mallorca specialized in the development of luxury homes and high-end hotels at national and international level.
The clean lines of the composition, the diaphanous spaces, the warmth of the interiors and a total conception of the building, which includes from the materials to the landscaping, are the main signs of identity that vertebrate each of the projects.
“In places like the Balearic Islands and in the Mediterranean in general, the climate conditions us a lot. For this, the play offered by blinds, pergolas, patios is important... Gardens play a vital role in the construction of panoramic views, as well as the trees that make a given view unique”.
To protect against summer heat, the villa features a custom-designed lattice wooden facade that filters sunlight while maintaining a naturally cool interior. In cooler weather, this facade can be raised, transforming into an awning that frames unobstructed views of the azure Mediterranean Sea.
The expansive living area on the ground floor, with its dining and barbecue zones, can be transformed into an open terrace with a pool, thanks to retractable glass walls (Hirt descending windows).
LAND PLOT
Five prime plots of land totalling 7,804.2 square meters, including 3,446.46 square meters designated for residential development and over 4,000 square meters of picturesque parkland adorned with majestic pine trees.

Perched on the edge of a cliff in the prestigious Andratx area (southwest of Mallorca), this unique property offers a breathtaking 220-degree panoramic view of the bay Cala en Cranc.

These plots are owned by a single Spanish construction company and are unencumbered by mortgages or legal claims, making them fully available for immediate sale.

In October 2023, after nearly three years of meticulous planning, construction licenses were granted for this exquisite architectural project. The municipality has fully approved all design and construction plans, with a construction timeline of no more than 42 months.
The project includes constructing a main and guest building totalling 2,263.6 square meters (1,414.73 square meters of living space and 860.6 square meters of basement).
IMPORTANT: In 2021, local building regulations were amended, reducing the maximum permissible size of new villas by 15-20%. This makes the project one of the last opportunities to build a large home in this prime seafront location.
